things are moving, slowly

The FHA stuff is all fixed and we had our appraisal done this morning. Hopefully soon, we will have a closing date. In the meantime, we are packing a lot of stuff. I can't wait to be settled again.

The house will be ours someday

Just not anytime in the next few weeks. GRR! This seems like a long time to me, but I have also never bought a house before. We went to the bank on monday to hand in the neccesary paperwork and sign a few papers. All was good! And Matt got a call today from the bank. Apperently the people who were going to buy the house before us got approved for an FHA loan for the address of the home we are buying. Therefore, we can not have an FHA loan on it because they do... sort of. We have to wait for them to clear up the fact they are not buying the house and need to take it out of the system. I think it goes like that. So until they clear it up, we are on hold. I know the agent is working on it and im sure others are doing their part. And when the loan gets cleared we can get our appraisal and then get a closing date! The longer it takes, the more time to pack I guess. It will hopefully get a bit warmer too so moving day wont be in the negatives. More time to save money also. Its sooner than we planned on buying, so I can't complain. We still have the house as far as we know and we just sit and wait... and wait... and wait.
In other news! I have been getting better with my sewing machine. After 3 attempts, I made a camera case. Im not 100% satisfyed and will continue to make a better one, but its usable and I would show it off!

We got our approval last wednessday after the bank had closed. I like our originator! She faxed Matt a copy of everything we needed and the next day, Matt spent it on the phone with the lawyer. There were a few things to be hashed out because of our loan being an FHA. So, we can not take their credit for the electrical box update, and they have to do it themselves. Even with the credit we would have gotten, it would have still cost us at least one thousand bucks, if not more. Thats kinda cool. And our lawyers had some details to hash out before we could get out purchase and sale papers signed. Matt made an appointment with the inspector for monday morning. The inspection went good and nothing unexpected came up. Just the usual things with an older ranch house. Nothing big, and nothing that needs major work. We got our purchase and sale papers and signed them all on monday night. They went to their respective places and now Matt and I need to go to the bank and set up our mortgage. We will be doing that next tuesday. then we wait for the appraisal and the closing date. Its a long tiring process and hopefully we only do this once.

Lets just drag this out

We put our offer in on the house sat morning. We told them we were still waiting on the bank but if we could get it out of the way it wouldn't hurt anything. So sat night we got their counter offer. Sunday morning we countered that and got their counter offer sunday night. We put in our final offer on monday (my birthday) and the accepted. WOOT WOOT! So we have agreed on the price which was only 6k less than asking price but, whatever. AND!!!! while we are waiting on all this stuiff to be over, FHA loan rates droped from 5.5% to 5%!!. thats good! And now the bank is getting annoying. We got a letter on friday stating what we still needed to give the bank. So on Monday I ran around and got those last few documents and brought them to the bank. And yesterday i got a phone call from teh bank saying they need my last pay stub from 08 and my first from 09. I hadn't even gotten those when we applyed for the loan on Xmas eve. WTH. So I have to find time to go do those today even though we have ice all over the roads. I could have done it monday when i dropped the other stuff off. A little annoying. They haven't denied us yet, but we want to know where we stand. They have to know after 2 weeks of looking at our stuff whether this is a yes or no situation. CAN WE GET A MOVE ON?? If we want to close on Jan 31, we need to know.

We put in our offer!

We put our offer in this morning on the house. We went with a low number and were not surprised by a counter offer. But considering we recieved a counter offer, we think its ours. That is as long as the bank approves us. I called yesterday and talked to our loan originator. She said we had nothing to worry about since we have not recieved a no and the bank was closing up with the final things it needs. We have to turn in 2 more statements and wait on our job verifications. She doesn't think we will have a problem and hopefully thats a good sign. We also know that we are going to have a mortgage for less than we applied for because the owners came down in price with the counter offer. We are going to put in our counter offer tomarrow morning.
